Improving The Curb Appeal For Your Home

A home’s curb appeal is the total look of your house from the outside as viewed by other people. It is the first impression a house gives during the first visit. The aspects included in this first look are the landscape, lights, paint colors, architectural structures, and house design. This is not limited to the front view of the house, but also to the sides and back as well. For home buyers, good curb appeal is one most important factors that get them interested in your property. If the curb appeal is good, it can pique the buyer’s interest.

Your home’s curb appeal can be setup by remembering some major guidelines: The design of your house is an important part of curb appeal. Install a good lighting scheme; an interested buyer may want to see the look of the house at night with the lights on. They might also take a look at the garage, garden and patio during nighttime. Whatever lights you are going to install, make sure it balances everything, including making sure that all spaces are well lit. The railings on the porch should be in good condition, and be safe for use. Check for any broken parts, like a nail that is showing, unfastened screws, paint that is wearing off or small holes in the wall. Clean hallways, pathways, sidewalks, the driveway and everything that is visible for potential buyers and guests. Clean windows, walls, the roof and gutters. Paint may wear off as time goes by. Painting your house anew, exterior and interior, will freshen up the look of your home.

A well-maintained lawn and garden shows that the owners of the house are neat and clean. It shows pride in possessing the home. A garden is also a part of the house; you should decorate it as you would inside your house. Trim grown plants and trees. Mow the grass and trim the bushes. Keep garden tools and equipment neatly put away and out of sight. Although it seems unimportant, the house number is also important, but is often neglected. Make sure that the house number is visible from the outside. To ensure that your house has the total wow factor to prospective buyers, you may opt to hire a professional to take care of everything regarding your home’s curb appeal.

Things You Should Consider When Selling Your Home

Buying a house is something people think about a lot before actually deciding to go through with it. Your home is more than just a place you live in, and it is actually a place where you could possibly spend the rest of your life. Buying a home is not something you decide to do on a whim.

Selling a house is just the same. You need to consider a lot of things when selling your old home once you have decided to buy a new one. Because where you live plays such a vital part in your life, you should make sure that potential buyers of the house you are selling would be inclined to spend their life there. And, of all the things you should consider when selling your home, aesthetics is one of the most important.

Good interior design should be one of your top priorities when selling your home. Make sure your design is good, and is something potential buyers would actually like. You want them to feel at home, and for the home to be worth the cost. After all, who is going to spend that much for a home they cannot stand living in?

For those who are selling their home, here are some things to consider, aesthetically:

  • The location of your home. When you live in a home, you do not only want the insides of your home to be peaceful and beautiful. You also want the environment outside to be as well. Make sure your potential buyers would like the area or the environment they would be living in.
  • The style of your home interior. People don’t want to have to put in a lot of work as soon as they move in.
  • The landscape style of your property. Think about the convenience, accessibility, and overall look when thinking about landscaping.
  • The durability of the house, in general. Make sure the house, the materials used in the construction and the design itself would be able to stand up to normal wear and tear.

When To Use An Interior Designer

The moment you decide to sell your home, there will be a number of decisions you will need to make.  Who is going to be your realtor? What repairs need to be made to your home? Do you need to hire an interior designer to help your home look its best? How you answer these questions will determine how quickly you are able to sell your home.

I highly recommend hiring an interior designer, because giving your home a fresh look can be the difference between selling your home at the price you want or having to accept less. However, you don’t want to wait until the house as been put on the market to call the designer. You want to call them immediately, and make sure you take their advice in stride. When you have lived in a home for so long, it can be difficult to hear improvement suggestions. Despite that, remember this: the moment you decided to sell your home, it went from being personal to being about the business of selling your home.

When it comes to the individual rooms in your home, the designer is going to suggest things like moving pieces of furniture, rearranging bookcases and various other tweaks. They are also going to focus quite a bit of their attention on de-cluttering. All of us, myself included, collect a lot of “stuff” over the years, and you don’t want your clutter to be front and center when potential buyers are coming over.

Finally, an interior designer can help you update the look of your home. It can be difficult to stay up with the latest trends and fashions, but that is the job of a designer. This keeps you from having to worry about being on the absolute cutting edge.

When selling your home, it is important to remember that you don’t have to do everything yourself. In fact, I would recommend that you don’t. All of us have our own individual talents, and it is a good idea to leverage each others talents to the mutual benefit of everyone.

Home Buyer Turn-Off's

There are so many great ways to sell a home, especially with modern technology and social networks aiding in how many people your home can be shown to. If you’re looking to sell your home in a quick and profitable manner, there are many things you should do, and also many things you shouldn’t do. Here are the top “don’ts” for selling your house.

Don’t leave photos out of any home listing. People who are interested in seeing your home are interested in SEEING your home. Leaving photos out of your home listing will turn off potential buyers, who may not look further than your real estate ad. Research the current real estate market, and be sure you’re pricing your home reasonably. Unrealistic pricing can turn off many potential buyers, especially if your home is overpriced. Do your research, and make sure you’re getting a fair price, but make sure it is within reason. Another home selling “don’t” is to showcase your home with poor home improvements. Home buyers will be able to tell if you botched certain home improvements like interior paint and bath renovations. If you’re not experienced at home improvement, then hire a professional. Another major turn off for home buyers is a cluttered home. Keep the entire look of your home completely neutral and free of personal objects, and free the area of any sort of junk mail, appliances, and knick-knacks. Similarly, make sure your home is immaculate before showing it, because a dirty home will never sell properly.

When you’re ready to sell your home, it’s worth your time and your money to make sure your home is in the utmost condition to be seen by potential buyers. Take care to update and renovate your home, and make sure it’s clean and priced reasonably. Doing so will make sure your house sells for a great price to a great family.

Marketing Your Home

When you begin the process of selling your home, it’s necessary to understand the importance of marketing your home. Just like any business selling a product or service, you need to market your home as a product people want to buy. Failure to do this can elongate the amount of time your home is on the market.

The first step to properly marketing your home is to know your audience. What type of neighborhood do you live in? If it is a younger neighborhood, market to young families in coffee shops, local restaurants and popular social networking websites. If you live in an older neighborhood, you may want to continue to advertise in local newspapers and Sunday inserts. Once you correctly identify your market, it is so important to keep this message consistent throughout your home selling process. Steer your home viewings and community showings in alignment with your market. By understanding who will likely buy your home you can effectively target that specific market and sell your home faster. Marketing your home is a surefire way to sell it quickly for the price you deserve.

Home Inspections

As with home appraisals, home inspections are also an important and a vital part of the home buying process. Simply put, a home inspection is a thorough and comprehensive look at the interior and exterior integrity of the home.

Because purchasing a home is one of the most important and expensive investments you’ll ever make, you will want to be sure there are no unwanted surprises in and about your new home. To this end, it’s so important to have a good inspection done by a well qualified and certified home inspector on the home you are planning on buying. Even if you are selling your home, it’s wise to have the home professionally inspected so that you can make all repairs needed before your home goes on the real estate market. It’s unwise to perform a home inspection by yourself, and best to hire a professionally trained inspector to do the best possible job. Remember, it’s impossible to “fail” a home inspection, because it’s simply a list of major repairs that need to be completed on the home and can include some minor ones that might add value to your home as well. Whether you are buying or selling your home, try to minimize as much risk as possible in order to make the home buying/home selling experience more seamless.

What is Curb Appeal?

If you’re looking to improve the value of your home, because you hope to sell it in the near future, you must become familiar with curb appeal. Curb appeal is a term used to describe how the outside appearance of your home can potentially increase its value, and the desire to purchase it.

If you’re unfamiliar with curb appeal, think of it this way: if you were standing on the curb looking at your home, would it appeal to you? If the answer is less than enthusiastic, there are things you can do to improve the curb appeal of your home. As usual, keep your lawn tidy and groomed. Flowerpots and other decorations can improve the look of the outside of your home as well. Always repair loose shutters, gutters, and screens on the outside of your home, and be sure to keep your exterior paint in the best possible condition. Being fastidious in the exterior (as well as interior) of your home will improve its curb appeal and increase the chances of you promptly selling your home.
