Only a few years ago 5th and Main was one of the most anticipated condo developments in East Nashville. Unfortunately, it was completed right before the housing market got the wind knocked out of it and ended up in receivership.
However, there was an announcement several weeks ago that this wonderful urban Nashville condo development has come out of receivership. The new owner of 5th & Main in East Nashville placed 25 units on the auction block at the astounding price $95,000 and, as of this week, have sold those, which is fantastic! And, this was without the much coveted FHA financing.
If you don’t know what FHA financing is it is worth your time to explore this type because it allows an owner-occupant borrower to purchase with as little at 3.5% down plus closing costs. It is my understanding that while FHA financing approval is in the works, the lender is offering initial portfolio loans to qualified buyers. This does require a 20% down-payment.
Though the initial auction was held on November 5th, you can still go in and set appointments to see the units left that are currently selling for $119,000 and up. The rules state that you must be accompanied by a licensed realtor on your first visit. I would be happy to set this up for you if you are interested in a wonderful urban condo in East Nashville.

If you want additional entertainment all you have to do is cross the river and go downtown where you can see just about everything from concerts to sporting events.
Just one look at East Nashville and you will know why so many are drawn to this ever growing unique area.
I have always had a very special place in my heart for East Nashville. This historic section of Nashville is full of amazing people and places. It has become a hotbed for the artistically and musically inclined individual. I certainly won’t fail to mention the culinary choices in this part of town. In essence, this is an area of the city that you will want to look into when buying a new home.
I want to start with the cuisine that is readily available. Are you a vegetarian? If so, The Wild Cow is perfect for you. You will find vegan, gluten-free food that is delicious! Perhaps you prefer to have some meat in your diet. I Dream of Weenie is a local favorite that has long served up the most delicious hot dogs. One of my personal favorites is The Silly Goose. This recently expanded local eatery specializes in locally grown fruits, vegetables and meats. Their Citrus, Mint & Ginger Green Tea is heavenly.
Many of the homes in East Nashville were built in the early 1900′s. This makes it a very architecturally interesting section of the city. While many of these homes fell into disrepair years ago, the east side’s renaissance has made sure these historic home’s original luster and character have been restored. As an example, just check out the lovely bed and breakfasts that have popped up.
As you can see, the east side of Nashville has become a part of town in which I love to show homes. While other parts of town have newer neighborhoods with more modern layouts, they cannot come close to the character and spirit of East Nashville. It all started in 2004 when a company in East Nashville, Art & Invention Gallery, put on a small festival to bring the East Nashville Community together. Today, it not only brings the community that is just east of downtown Nashville together but draws people in for all over Tennessee and beyond. That’s just one reason it has been voted the “Best Festival” in town in the Nashville Scene Reader’s Poll for the last 4 years!
The reason is simple; it’s all about tomato art and who doesn’t like that! They have combined a wonderful group of artists that have to be approved each year with some of the finest music around. (Hey, Nashville is called “Music City” for a reason) Don’t worry if you’ve never heard of some of the bands and artists, you will be pleased with the diversity and styles you will hear throughout the day.
Along with the great music there is an array of vendors that include crafts, food, services, artisans, along with neighborhood business and a whole bunch of tomato themed products. This years theme is; The Tomato – A Uniter, not a Divider – Bringing together Fruits and Vegetables.
With all this fun on the horizon I know you won’t want to miss it. Located in Historic East Nashville’s Five Points area, this FREE, costume-friendly event will be on Saturday, August 13th. The art and vendors are available from 10 am – 6 pm with the music playing until 9:30 pm.

You will find out some interesting details such as Historic East Nashville’s Five Points area, has been coined by Budget Travel Magazine as “Nashville’s version of New York’s East Village” and that last year there was an estimated 18,000 people that enjoyed the wonder and beauty of the treasured tomato.
Remember, it is August and it’s HOT in Nashville, Tennessee in August so plan accordingly. Make sure you either bring lots of water or be prepared to purchase water while you are enjoying the festival. If you have children, make sure they have shade and are lathered in sun block. There are several places inside to look at art so plan to be in to cool down from the heat then back out to enjoy more music and fun. This festival will not disappoint!
Nashville, Tennessee is home to some of the greatest country music acts and venues in the United States. In fact, Nashville brings in thousands of tourists each year. However, all this business and commerce doesn’t mean that Nashville doesn’t have charming rural areas for you to enjoy. East Nashville reserves one of the hottest days of the year for their annual tomato art festival. The day kicks off with the East Nashville Tomato 5K. After, crowds gather in droves to enjoy tomato inspired food from local restaurants, while adults partake in tomato themed libations. Vendors from local restaurants and businesses, craft tents, and live music rock the streets all day as families enjoy East Nashville’s community vibe at the annual tomato festival. This year marks the 7th annual tomato art festival, and it promises to be the best yet. Come see what all the fuss is about on August 14th. I was recently talking with a friend of mine who lives in East Nashville about the area and something I had never thought about came up; eating out but still eating local. It seems to not only be the healthy thing to do but it also supports the entire eco system and economic system in the area, which makes very good since.
Those of us who either work or live in East Nashville know that it is a very progressive area in both art and business. Many young families live here and they are looking for ways to keep them and their children healthy. While we might like to think that we can cook every night, the fact is there are times that we just want to go out and let others cook for us. However, many are very conscious of supporting local farmers as well as eating organic. It seems like the eateries in East Nashville have not only heard but are responding to the call. My name is Dr. John Olsen and I am a Chiropractic Physician practicing in East Nashville, East End Chiropractic in the Body & Balance Building on Gallatin Rd. Today I am writing a blog post for Liz while she takes time to heal from her recent hip surgery. For those of you who know Liz, it won’t surprise you that she is doing well and is on schedule with her physical therapy and healing plan.
Liz specifically asked me to address the question; when should you see a chiropractor? Unfortunately, most people seek chiropractic care after they are in pain, which is actually later than we would like to see you. Once the pain is there, the damage is done. It is much better for you if you seek care as a preventative measure and maintain good spinal health than to wait until the damage is done. We can help reduce pain and eliminate some damage after the fact but there is a great advantage in catching spine issues way ahead of the hurt. So with that said, the answer is; now is the best time to see a chiropractor.
One of the many benefits of living on the lake is being able to share it with friends and family. Today has been that kind of day as over twenty of us met and traveled from our dock to the Gallatin Marina for breakfast. If you have never been to the Gallatin Marina, you are missing a treat! It has one of the best breakfasts on the lake is fun whether you travel by boat or land.
