A home’s curb appeal is the total look of your house from the outside as viewed by other people. It is the first impression a house gives during the first visit. The aspects included in this first look are the landscape, lights, paint colors, architectural structures, and house design. This is not limited to the front view of the house, but also to the sides and back as well. For home buyers, good curb appeal is one most important factors that get them interested in your property. If the curb appeal is good, it can pique the buyer’s interest.

Your home’s curb appeal can be setup by remembering some major guidelines: The design of your house is an important part of curb appeal. Install a good lighting scheme; an interested buyer may want to see the look of the house at night with the lights on. They might also take a look at the garage, garden and patio during nighttime. Whatever lights you are going to install, make sure it balances everything, including making sure that all spaces are well lit. The railings on the porch should be in good condition, and be safe for use. Check for any broken parts, like a nail that is showing, unfastened screws, paint that is wearing off or small holes in the wall. Clean hallways, pathways, sidewalks, the driveway and everything that is visible for potential buyers and guests. Clean windows, walls, the roof and gutters. Paint may wear off as time goes by. Painting your house anew, exterior and interior, will freshen up the look of your home.

A well-maintained lawn and garden shows that the owners of the house are neat and clean. It shows pride in possessing the home. A garden is also a part of the house; you should decorate it as you would inside your house. Trim grown plants and trees. Mow the grass and trim the bushes. Keep garden tools and equipment neatly put away and out of sight. Although it seems unimportant, the house number is also important, but is often neglected. Make sure that the house number is visible from the outside. Spring is in the air, and there’s no better time to sell your home. This is an exciting, and often nerve racking time for many homeowners who stress about making the right impression in order to get the most out of their home sale. Rest assured there are simple and easy things to do that can increase your chances of selling your home.

First, focus on the curb appeal of your home, and make sure your lawn is tidy, your paint is up to date, and the outside of your home is inviting. Remove trash and trash bins from the front of your home. De-clutter the inside of your home, and remove any highly personal objects like family photos and heirlooms. Keep the décor tasteful and unassuming. Begin the process of detaching yourself from your home. While you have lived there and have made many memories there, it’s best to realize that your family will no longer be living there. The sooner you begin to move on, the less you will have holding you back from selling the home to the right family at the right price. Staging your home is easy, and a good rule of thumb is to keep everything simple and tidy – and to remove your personal fears from the equation.

What is Curb Appeal?

If you’re looking to improve the value of your home, because you hope to sell it in the near future, you must become familiar with curb appeal. Curb appeal is a term used to describe how the outside appearance of your home can potentially increase its value, and the desire to purchase it.

If you’re unfamiliar with curb appeal, think of it this way: if you were standing on the curb looking at your home, would it appeal to you? If the answer is less than enthusiastic, there are things you can do to improve the curb appeal of your home. As usual, keep your lawn tidy and groomed. Flowerpots and other decorations can improve the look of the outside of your home as well. Always repair loose shutters, gutters, and screens on the outside of your home, and be sure to keep your exterior paint in the best possible condition. Being fastidious in the exterior (as well as interior) of your home will improve its curb appeal and increase the chances of you promptly selling your home.

Enjoying the Wonderful Weather

We are coming into the time of year that just makes you appreciate the sunshine and warmth it brings. It’s not quite hot enough to be uncomfortable and is the perfect time of year to start some outdoor activities with your family or friends. I love to see how many young mothers are out with their new babies as well as watching fathers jogging through the park with their children in one of those jogging contraptions.

It is also a great time of year to access your yard and gardens; especially if you are looking to sell your home anytime soon. The “curb appeal” is a major factor when selling a home. I cannot tell you how many properties I pull up to where the buyer says no before ever leaving the car! Though I can sometimes convince them to at least take a look, the seller has made a really bad impression. The inside better be immaculate to overcome the first impression.

Top 4 Things to do Before Selling a House

Most people are full of emotion of one kind or another when it comes to selling their house.  It is because they are looking at the sell of the property through emotional lenses, they sometimes miss the most important things to do before putting their home on the market.  With this in mind, here are four must things to do before selling a house.

  • Know what other houses in your area are selling for.  You can find this information out one of two ways; ask your local Realtor for a Market Analysis in your neighborhood; or check the local tax records on homes that have been bought recently in your neighborhood. This is a much more accurate way to get a feel for a listing price than looking at what other houses are listing for.
  • Box up and store any personal items like pictures, artwork, etc.  You want people to be able to see “their stuff” in your house not yours.
  • While you are boxing up items, consider taking out some of the clutter that may include furniture to items (including clothes) in your closets.  Having space is a great way to show your home as open as possible and bigger than it looks!
  • Consider the curb appeal and at the very least, clean up the area outside your home and, if possible, do a little landscaping.
