New Years Resolutions

Making New Year’s resolutions are a fun part of celebrating New Year’s Eve, and a great way to start the New Year off on the right foot. However, New Year’s resolutions can also be a beneficial way for you to improve the quality of life for you and your family.

If your New Year’s resolution is to exercise more, or to quit smoking, than you are gearing up for a much healthier 2011 and being healthier is always a good thing! However, New Year’s resolutions don’t just have to be about your health. New Year’s resolutions can involve getting that home addition, or renovation completed that you’ve been putting off for so long, or just being grateful and appreciative of the roof over your head. Whatever your resolution is, don’t put too much pressure on yourself, but make a resolution that you can appreciate and value all year long. No matter what your resolution is, make it count this year for a better and happier 2011.

Home Inspections

As with home appraisals, home inspections are also an important and a vital part of the home buying process. Simply put, a home inspection is a thorough and comprehensive look at the interior and exterior integrity of the home.

Because purchasing a home is one of the most important and expensive investments you’ll ever make, you will want to be sure there are no unwanted surprises in and about your new home. To this end, it’s so important to have a good inspection done by a well qualified and certified home inspector on the home you are planning on buying. Even if you are selling your home, it’s wise to have the home professionally inspected so that you can make all repairs needed before your home goes on the real estate market. It’s unwise to perform a home inspection by yourself, and best to hire a professionally trained inspector to do the best possible job. Remember, it’s impossible to “fail” a home inspection, because it’s simply a list of major repairs that need to be completed on the home and can include some minor ones that might add value to your home as well. Whether you are buying or selling your home, try to minimize as much risk as possible in order to make the home buying/home selling experience more seamless.

The Home Appraisal

A home appraisal is an integral part of the home buying process. After you’ve looked at several homes, and have found the one that is right for you and your family, the bank has to decide how much money they are going to loan you towards the purchase of your home.  To do this they have to rely on a process of comparison and this is when a home appraisal happens.

The home you are potentially purchasing will be appraised by a professional, certified appraiser in order to determine the true value of it. If you are purchasing the home for a specific amount, the bank has to know if the home is actually worth that, or if it is worth more or less than the sale price in order to calculate the loan amount. A home appraisal largely acts as protection for the bank, so that they do not invest more in a home than it is worth. However, it also protects the borrower so they are not overpaying for the property. The home appraiser is usually appointed by the bank or mortgage company, and takes a hard and factual look at the actual value of the home, rather than the emotional attachment the seller and the buyer have to it.

Home appraisals are nothing to fear. You need to remember that it can protect you from purchasing a home that is way overpriced. Your lender will be able to explain and walk you through every step of the appraisal process if you have any questions.
