Live in Johnny Cash's Parent's Home

I read in The Tennessean recently where the former home of Johnny Cash’s parents has been listed for sale on eBay.  The house has been fully renovated, has four bedrooms and three bathrooms and overlooks Old Hickory Lake in the beautiful town of Hendersonville; just north of Nashville.  There is also a state-of–the-art recording studio that was added on to the property during the renovation.

There is a new trend where more and more sellers, especially of high end properties, are giving away some very special items to entice buyers.  It looks like the current owner of the Cash home has a few items he is willing to part with that will be sold with the Cash house as well.  It’s not hybrid cars or your kid’s college tuition, but if you’re a Johnny or June Carter Cash fan, this couldn’t get much better.

According to the listing on eBay, the gentleman who currently owns the house was a good friend of Cash’s and has a few of Johnny’s things that he is willing to leave with the new owners.  They include a gold record of “I Walk the Line,” several guitars owned by Johnny Cash along with several awards and a locket containing pictures of Johnny and June Carter Cash.

So if you are a Johnny Cash fan that wants to live and record just across from the Cash’s mansion that burned last April, you can head on over to eBay and put in a bid.  It starts at a mere $1.4 million dollars.

The Nashville Color Collection

Head down to the nearest Sherwin-Williams and take a look at their newest geographically inspired color palette!  You will be pleasantly pleased by The Nashville Color Collection.

According to Today’s Homes – Sumner County Living, Michael Scott, area sales manager for Sherwin-Williams and John Gaeto, area manager, came up with the idea of creating the collection and pitched it to company executives who welcomed the project.  They went on to work with color expert Mark Woodman, four local designers and one local artist to assemble the palette.

Nashville’s State in the Foreclosure Mess

There’s been much in the news about foreclosures in TN.  It seems every other day or so there is another article in the news with information about the amount of foreclosures in TN, what is happening to individuals who are going through the process, or where to go to get help if this is happening to you, or it looks like you may be in danger of falling behind on your payments.

These are all very real numbers but you need to know that Memphis is driving the foreclosure rate up in TN, and they have much higher foreclosure rates than the Nashville area.  The hardest hit areas in Nashville are Antioch & Madison.  As sad as it is for those who are losing their homes, is does present opportunities for buyers who are pre-approved for a conventional loan with cash in hand for a down payment, buyers who are pre-approved for a FHA loan with down payment money of 3% or buyers and investors with cash.

If You Haven’t Been to Hendersonville Lately…

You may be missing out on one of the best, little known secrets around Nashville.  Over the last 2 years Hendersonville has changed and you owe it to yourself to take a little trip up North.

Homes in Middle Tennessee are “Fairly Valued”

In a recent study done by Global Insight and National City Corp accessing home values in U.S metropolitan areas for the first quarter of 2008, the home prices in the Middle Tennessee area were found to be fairly valued.  This is compared to other metropolitan areas around the country where the study found an overvaluation of up to 55.6% in Atlantic City, N.J. and some undervalued areas in the -33% range in Houma, LA and Houston, TX.  The study took into consideration current and historic home prices, household income, population rates and interest rates.

This valuation, along with the report that foreclosures in TN are far behind the national average, is very good news for the Middle Tennessee area.  Home prices continue to rise at moderate levels and inventories are up; it is still a great time to buy in Middle Tennessee.

Median Prices Remain Steady In May

The housing market continues to remain very stable throughout May of 2008 despite what is happening in other markets around the US.  Prices have increased over last year at this time with the median price of residential homes at $189,975 up .97%.

It has been estimated that the removal of the subprime market would eliminate approximately 33% or 1/3rd of the buyer pool.  In keeping well within that amount, closing where down only 28.4% from this time last year, which is well within the expected range.

The average number of days on the market for a single-family residence was 82 days and inventories are up.  So if you are selling at this time the word for you will be patience.  If you are buying, it’s still a great time to buy!
